Should You Refinance Your Mortgage Now?

Many homeowners are considering taking advantage of today’s historically low interest rates by refinancing their mortgage. In many cases, they are able to save hundreds of dollars per month by refinancing. Whether mortgage refinancing makes sense for you can be easily determined by doing some simple math.

The first consideration is how much lower your new interest rate should be than your current rate. There is a common belief that if current rates are more than 1.5 to 2 percentage points lower than your current rate, then you should refinance. That’s a good starting point, but there is more to the story than just the raw interest rate.

Your real concern should be the total cost of the mortgage refinance both in the short term and the long term. The total cost includes not only the monthly mortgage payment (principal plus interest), but the closing costs, as well. Closing costs typically include such things as:

  • Appraisal fee
  • Credit Report fee
  • Processing fee
  • Commitment fee
  • Tax Service fee
  • Flood Certification fee
  • Discount points (if any)
  • Title Insurance (based on mortgage amount)
  • Recording/Notary fee
  • Per diem Interest
  • Real Estate Taxes
  • Home Insurance (percentage of mortgage amount)

Adding all these up can easily run into several thousand dollars, even without discount points. This is money that must be paid at the loan closing. In the case of a mortgage refinancing, lenders often advertise “no closing costs”, which is a bit misleading. The truth is that there ARE closing costs, but they are paid out of the proceeds of the loan rather than the pocket of the homeowner. This is possible when the homeowner borrows against the equity in their home as part of the refinancing.

As an example, let’s say that your home is worth $175,000. Your original mortgage was for $125,000 over 30 years at 7% interest. You still owe $100,000 on the original mortgage. The closing costs for your refinance are $3,000. If you simply refinance the $100,000 amount at a lower interest rate you will reduce your monthly payments, but you will have to pay the $3,000 closing costs out of your own pocket. If you choose the “no closing costs” option, your $3,000 closing costs will be paid by simply borrowing the additional money against the equity in your home (i.e. the value of your home less the amount owed). Your mortgage will now be for $103,000 instead of $100,000.

So, what about that widely held 2 percentage points belief we mentioned earlier? The monthly payment for a 30-year $125,000 mortgage at 7% interest is $831.63. For your new 30-year $100,000 loan at 5% interest, the monthly payment is $536.82, a savings of almost $300 per month. If the new mortgage is $103,000, the monthly payment is $552.93, still saving you over $275 per month. In this scenario, considering only the monthly savings, you would recoup your closing costs in as little as 10 months.

Sounds great, right? Well, there’s another factor you need to consider. If your original mortgage was $125,000, you’ve been paying on it for 152 months to get the principal balance down to $100,000. Therefore, you have 208 months left before the mortgage is paid off under the original terms. If you continue without refinancing, you’ll pay an additional $172,978 (208 months at $831.63 per month).

If you refinance your mortgage for the $100,000 you currently owe, you’ll pay on it for 360 months at $536.82 plus the $3,000 closing costs for a total of $196,255.

-$23,277 <– difference

In this case, by refinancing you will end up paying an additional $23,277 for the new loan over the original mortgage. This works out to about $775 per year, which may be acceptable to you in order to have the lower monthly payment now. You are the only one who can make that decision based on your personal financial situation. The important thing when refinancing your mortgage is to consider all the ramifications.

Our Dog Park Adventure

There is a neighborhood near my house where just about every household has at least one dog. Many households even have two and three dogs. As a result, not only is the neighborhood very noisy, but it is also very dog friendly.

Most of my neighbors are getting on in age. The dogs around here seem to fall into two categories - lap dogs or barely old enough to climb up and down their front steps. I know my dog is rather lonely and bored.

Awhile ago, as I was walking my dog through the next neighborhood, I started thinking, “wouldn’t it be nice if I could introduce my dog to some of these dogs?” Then, just as I turned the corner, I was pleasantly surprised to find a brand new, roped off dog park.

On the inside of the fence surrounding this dog park, there were about a dozen dogs running free from their dog leashes with one another. The dogs were jumping and playing and having a good old time.

I took my dog to the gate and he just couldn’t contain his excitement. I let him off his leash and he ran to the middle of the pack. I huddled around the fence with the other doggy parents as we watched our pups play with their dog toys.

I started making friends with the other “regular” dog owners after about a week of taking my dog to the dog park. Friendships were struck, and we started planning “people activities”, like coffee and shopping, where we could include our dog pals..

Now our activities regularly include gathering at the dog park and then walking to the local coffee shops. We take outings with the dogs, like to the river, and spend time with other dogs in the park. Dog walking has turned out to be a great way for me to find new friends and develop several long term friendships.

When I go dog walking without the other dogs, I can tell my dog wonders where they are and looks for them. As soon as I take him off the leash, he runs as fast as he can to the doggy park! We feel so lucky to be in such a dog-friendly neighborhood where there are so many like-minded families.

Given a choice between getting paid once or getting paid over and over, which do you think the big drug companies will select?

Unfortunately, in this country we once had a proud tradition of using natural products to treat all kinds of ailments, but a couple of hundred years ago, drugs began to appear, massive marketing campaigns were set up proclaiming how terrific drugs are and that they are the only road to good health, and so the propaganda machine went on full force.

Companies in the organic marketplace have never been able to compete with the pharmaceutical fat cats, with their deep pockets, and for the most part, still can’t. If you brainwash people, day after day after day, with hype-filled ads that play on their emotions, they will get so worn down that they will come to believe the only viable solution is drugs.

Most people grow up with the “pop a couple of pills and all will be right” mentality. But in this day and age bugs (i.e. viruses, germs, bacteria, parasites) are getting very strong and immune to conventional treatments. Chemical-based drugs are much easier to find, but it’s highly likely that they won’t offer you the level of relief that you need.

Products like Parvaid work with the body to help it heal from within. It would be nice to be able to go to your local market and find these organic type products, but as they are not mainstream and there are no big companies willing to promote this type of alternative treatment plan, you will rarely find these kinds of products in supermarkets, or even in any of the larger pet stores such as Pet Smart of Pet Co. You may, however, be more likely to find what you’re looking for if you look in small independent pet stores or feed stores.

But there are some things you need to be aware of first.

Most of the smaller retailers selling Parvaid just carry this product like any other product, and they know nothing about how it works or how to use it successfully. For them this is just another product on the shelf.

Now, in order to maximize your dog’s chance for a successful recovery, you will need to know how to use this product and you will also have to administer several home remedies for Parvo in conjunction. Unfortunately, most retailers neither have the necessary knowledge nor expertise.

Also the manufacturer requires a minimum of four (4) different products to treat sick Parvo dogs or exposed Parvo puppies as well as exposed adult dogs. Many retailers do not carry all of the required products.

So, here’s your dliemma: do you spend valuable time trying to hunt down a retail store within driving distance (which may be several hours away if you’re unlucky), in the hope that they stock all of the products you need, and then return home and try to cope by yourself as best you can, or you do buy the products online?

The advantage of buying from a retail store is that you will probably save some time and some money (i.e. you won’t incur any shipping costs, although you will pay for gas), but the disadvantage is that you will get absolutely zero support. If anything does go wrong, because no matter how good the products are (and they are!), some dogs don’t respond to the standard treatment protocols for any number of reasons and therefore need adjusted dosage schedules, you’ll probably find that you’ll get no help from the store you bought the products from as they simply won’t have the knowledge and experience that you’ll need.

If you buy Parvaid online, then you need to look at exactly who is selling the products, how much experience do they have in case you need help, which happens more times than not, and how trustworthy is their website.

As you know, there are no shortages of fly-by-night sites out there with many scammers that take money but never deliver.

One way you can tell is to look for the quantity of Parvo information that is on their website. If there is very little info then they probably don’t know much about it and are just selling another product.

Also, check to see what types of shipping methods are available. If the only shipping method is USPS Priority Mail, this is a really good sign that they just don’t get it - Parvo is a deadly virus that kills at a frightening speed, and anything slower than FedEx or UPS Overnight services is just too slow. Some sites even offer free Priority Mail shipping, in an attempt to gain your business, but please don’t be tempted by these, because the money you think you’re saving will probably cost your dog his life, as you wait an extra one to three days for that life-saving package to arrive in the mail.

Digital Camera Lenses

Digital lenses are without doubt one of the most important weapons in a photographer’s arsenal. They are also one of the most variable, coming in every conceivable weight, size and focal length, from the widest 10mm fish-eye to the longest 800mm telephoto lens. Whether your passion is to isolate fine architectural detail, or you are a landscape photographer looking to capture dramatic sunsets, there are many options for lenses, but they fall into four main categories.

Standard

Standard lenses for full-frame digital SLR cameras fall between 40mm and 55mm, 50mm being the accepted norm. Standard lenses are closest to the normal field-of-view of the human eye, offering undistorted perspective. They are often used for portrait photography. Many digital SLRs need a shorter focal length than a 35mm camera or full-frame digital camera, due to their smaller APS-sized sensor, and these cameras will need a 35mm lens to get the same field-of-view as a 50mm lens on a full-frame.

Wide-angle

Wide angle lenses are well suited to landscape and reportage photography, with their wider angle-of-view and shorter focal lengths than standard lenses. The need for shorter focal lengths to compensate for the APS sensor on many digital SLRs has led to an influx of new models. A typical digital wide-angle model might be 17-35mm, giving an equivalent field-of-view to 25-52mm on a full-frame SLR.

Macro

If you’ve ever looked at a full-frame picture of a small subject such as an insect or petals and wondered how it was achieved, the answer is by using a macro lens. Macro digital lenses focus from as close as 2 inches and allow for a 1:1 life size reproduction. These lenses are specifically designed for close-up photography and are usually available in focal lengths from 50mm to 180mm.

Telephoto

Any digital camera lenses with a focal length above 50mm are designated as telephoto. Portrait photography is ideally suited to short telephoto lenses (70mm to 120mm) and longer focal lengths (135mm to 300mm and beyond) are excellent for wildlife and sports photography. On most digital SLRs, with smaller APS-sized sensors, the magnification of a lens is increased by approximately 1.5 times, making a 200mm digital lens equivalent to 300mm on a full-frame camera.

In a Presidential News Conference regarding the Mexican Flu, April 29, the president is asked “if the we should close the border?”  President Obama says, “Wash your hands, take precautions but because this is a new strain we have to be cautious, but not to panic.”  He does not think we should close the border.

A man who was on the security advance team for President Obama’s recent trip to Mexico is suspected of having become infected the Mexican flu and transmitted it to his family in Anne Arundel County, MD.  The agent is on the staff of Energy Secretary Steven Chu, who traveled with Obama to Mexico on April 16. He appears to have paased on the virus to his wife, son and nephew, press secretary Robert Gibbs said.

Just the discussion and disagreement of how to properly call the pandemic of the Mexican flu 2009 shows that even this little item will cause controversy in the world today.  The hardest part of the Mexican flu of 2009 is still ahead of us.  We hope that the governments of the world get their acts together and concentrate on what is important, saving human lives.

How to choose sunglasses for yourself

Fashion and image play a large role in sunglass selection and the advertising onslaught in TV and films that portray the celebrities in ‘cool’ sunshades have continued to increase their popularity as a fashion icon. Styles can range from conservative to outrageous, and come in every conceivable colour. There is a certain mystique when someone wears sunglasses. It is often said that the eyes are the windows to the soul, so it is no wonder that a device that hides them makes the wearer seem more provocative and mysterious says Designer Fashion Trends.

The Sunglass lens Lenses come in various shades and a ranges of colours. They are also made in solid tints and in gradient tints, where the top of the lens is darker than the bottom. However, the two most important aspects to bear in mind are the transmittance properties and optical properties

Colour Tinting The colour of the tint determines the parts of the light spectrum that are absorbed by the lenses. Manufacturers use different colours to produce specific results. Gray tints are great all-purpose tints that reduce the overall amount of brightness with the least amount of colour distortion. Gray lenses offer good protection against glare, making them a good choice for driving and general use. Yellow or Orange tints reduce the amount of blue light while allowing a larger percentage of other frequencies through. Since blue light tends to bounce and scatter off a lot of things, it can create a kind of glare known as blue haze. The yellow tint virtually eliminates the blue part of the spectrum and has the effect of making everything bright and sharp, that’s why snow glasses are usually yellow or orange colour. This tint really distorts colour perception, which makes it inappropriate for any activity that relies on accurate colour. Amber and brownish tints are also good general purpose tints. They have the added benefit of reducing glare and have molecules that absorb higher frequency colours, such as blue, in addition to UV rays. There has been research that suggests that near-UV light frequencies such as blue and violet can contribute to the formation of cataracts over time. These tints also distort colours similar to yellow lenses, but increase contrast and clarity. Green tints filter some blue light and reduce glare but because green tints offer the highest contrast, clarity and greatest visual acuity of all the tints, they are the most popular. Purple and rose tints offer the best contrast of objects against a green or blue background. They make a good choice for hunting or water skiing. Dark Rose/red tints are good sports lenses that increase visual efficiency and the degree of image definition in poor visibility, and flat light conditions. They cut back the reaction time in situations improving both sports performance and safety such as Fendi Sunglasses.

Gradient Colour Tinting A coloured coating is applied as a gradient that gradually changes shades from top to bottom. This provides additional protection from light coming from above while allowing more light to come in from below or straight ahead. The Gradient lens is THE preferred choice of military and commercial aviators. The top gradient acts to block the sun’s glare at the top of the lens, while providing a clear view of the dashboard and instruments at the bottom. Gradient lenses allow easy reading of charts and instruments inside an aircraft or a car while protecting your eyes from UV rays outside. Aircraft pilots choose thin light frames to house these lenses because frames with thin, strong arms are comfortable while wearing headsets. Police officers who work outside use these Sunglasses because they are very durable and resist scratching while providing the best possible protection from UV rays - a must for pilots and drivers alike!

Transmittance properties. The “luminous transmittance” value denotes the amount of light that the lens lets pass through. The higher its value, the more light the lens absorbs and the less light it lets pass through. The other main objective is to make sure that our lenses have good optical quality and give accurate, sharp vision without distortion.

We also ensure tha the lenses give protection against UV radiation, good clarity of vision and colour fidelity and are suitable for driving. Some sports glasses are not suitable for driving because they distort colour -.Lenses that distort colours for long periods of time can cause headaches, eyestrain and fatigue. As well as being uncomfortable, the inability to distinguish colours can be dangerous- for example if you were unable to recognise the colour red at traffic signals! For simplicity many manufacturers use a numbering system to denote the darkness of the lens using a scale of 1 to 3. This helps you choose sunglasses by providing a system of filter categories that describe the darkness of the tint (luminous transmittance) such as Revo Sunglasses.

There are 3 filter categories

1 Light Tint from 43% to 80% luminous transmittance. 2 Medium Tint from 18% to 43% luminous transmittance. 3 Dark Tint from 8% to 18% luminous transmittance.

However other lenses such as Polarised lenses, Photo Chromatic lenses and Gradient tinted lenses don’t always adhere strictly to these guides. In summary:

Filter No 1 has little shade and used mainly to make a fashion statement. Filter No 2 is in between very light and dark and used mainly for outdoors. Filter No 3 is dark and used when lots of time is spent in the Sun. (Note: some American brands of sunglasses use different numbers for filtering e.g. Rayban’s aviation glasses are G15 which means green with 15% transmittance that is equivalent to our No 3)

Rather than depend on the small card box your cards came in, you can get custom card boxes to hold your cards. These will protect them better than a flimsy cardboard one. You can also buy clear card sleeves. They are fairly inexpensive and are the very best to keep your cards in mint condition.

To understand your goal and to understand what “perfect condition” really is, here are some descriptions of the conditions in which you may find cards. First you have a card that is classfied in mint condition. In this case there are no imperfections in the printing on the card, and there’s no damage at all to the card itself. Although keeping your cards in mint condition is preferable, they will still hold much of their value if they are in what’s called “near mint” condition. Also known as “factory fresh,” collectible cards in this condition may have a very slight variation, or there may be a little damage from handling or storing the cards, but you have to look very closely to see it.

If your collectible cards are in excellent condition, there may be a bent corner or some other minor problem. The descriptions of condition go down from there, to “fine” or “very good,” then “good” followed by “fair.” Fair condition presents trading cards with severe creases or the corners worn off completely. The “poor” condition is the worst of all. Here you have a seriously damaged card and probably won’t have any remaining value in it at all. Only if it is a very rare card or a limited edition will it maintain any value at all.

Of course, you don’t want to end up with any of these lower conditions, but want your cards to stay at least in near mint condition. They will look great and at some time in the future should you wish to sell or trade them, you can get the best price.
